AucklandSuburb by suburb: what the plan allows, what a site costs to develop, and what is mapped underneath it

Every Auckland suburb we have coded, measured from the same public registers: the Unitary Plan zones covering it, the envelope those zones permit, typical site size, the council contribution per new dwelling, mapped flood exposure, school zones and market rent.

  • Suburbs270pages published, one per suburb
  • Parcels488,495address-bearing parcels across them
  • Land2,729km²total area of those parcels
  • Zones44distinct plan zones covering them

These four numbers are the sum of the pages listed below, not a count of Auckland: a locality only appears once its registers are coded, and we hold a page back rather than publish a stub when the registers have too little of its own to say. Which parcels count as a suburb: LINZ address attribution — a parcel belongs to the suburb if it contains at least one address point whose suburb_locality is this suburb. No radius, no drawn boundary: the database holds no suburb/locality polygon layer. Data as at: see individual pages.

Suburbs

Every Auckland suburb we publish

Each page answers the same questions, as far as the registers answer them for that suburb: which zones cover it, what the plan lets you build in them, how big a typical site is, what the council charges per new dwelling, what is mapped as flood-affected, which schools zone it, and what tenants pay.

Median site is the middle of all that suburb's address-bearing parcels, commercial and reserve included — the same figure the suburb page leads with, so the two never disagree. Sorted by name, not by size: this list is a way in, not a ranking.

Now do it for your own site

A suburb tells you the odds. Feasify runs the same registers against a single parcel — zone and overlays, the envelope you can actually build, contributions, hazards, rent and the report you can hand to a client.
